Permit Ready Plans Drafted to IRC code. Since these plans are not site specific the mechanics to meet code requirements for your local area shall be verified by qualified persons at the local level prior to construction. This level Plan may not contain all the information needed for permitting at your local level.

Basic Plumbing layout, shows fixture locations & sub-outs dimensioned. (No pipe runs or sizing.)
Basic Electrical layout including, receptacle locations with appliance outlets labeled, Lighting locations with switch location and line runs to switches 3-ways & 4-ways. Smoke & carbon monoxide detector locations. (No wire sizing or circuit runs).
Door & Window Schedules, Door sizes & style, Window sizes and types, Identification tags corresponding to floor plan.
Cabinet Schedule with wall elevations & layout.
Full furniture mock-up, 4× 3D Interior Renderings, 4× 3D Exterior Renderings.
Add-ons: Plat map from your surveyors data, or State, County, or City Public information data $300.
Building site elevation and grade level with us taking grade shots on site with our surveyors instruments $500.

Construction Phase Observation Inspection Services. $250—$350 per visit/inspection.

The designer's role is to observe, document, and communicate with the builder and homeowner. This add-on package is perfect for home owners who are General Contracting their own build.

Guarantee workmanship or construction quality.
